Maintenance Requests

If this is an AFTER-HOURS MAINTENANCE EMERGENCY (i.e. your heat is out; or there is uncontrollable flooding), please call 734-369-8239 ext 6. All other emergencies (fire, medical, etc) please call 911. Non emergency requests will be routed to the form below.

We know you have more important things to do than maintenance around your home. Simply fill out the form below and let us know what you need fixed. Our trained maintenance crew will make sure that your problem is repaired quickly and correctly.

Per our lease, tenants are expected to handle the following maintenance items on their own. Should a request be submitted for either of the following items, such services may result in a nominal charge to tenants:

  • Changing light bulbs or furnace filters
  • Plunging toilet or sink clogs from regular usage

    Brett Kotula | Maintenance Technician

    Brett comes to J Keller Properties from the retail industry and has an eye for detail. He does much of our in-unit repair and assessment. Brett is a pleasure to work with and is a welcome face when maintenance is needed!

    Tim Sperendi | Maintenance Technician

    Serving in property management and maintenance since 2003, Tim Sperendi is an invaluable asset to our team. He brings a vast skill set and phenomenal work ethic along with him everyday. Sperendi leads the company’s in-house lawn care and snow removal efforts. Keep an eye out for Tim cruising down your street inside the J Keller snow plow! 

    Jonathan Holton | Maintenance Coordinator, Licensed Builder, Realtor

    Jonathan spent years in the building and construction trades and specializes in custom carpentry. He brings an abundance of project based knowledge and an organizational prowess to our team. Jonathan has successfully obtained his real estate license and his builders license since joining J Keller. After just one year on the team, Jonathan was promoted to Maintenance Coordinator. Keeping all our Technicians organized and informing owners of service items is a snap shot of how Jonathan spends his day.     Mike Zanto | Realtor, Residential Property Manager

    Imported from Grand Rapids in 2013, Mike joined the J. Keller team shortly after graduating from U of M with a degree in Sport Management. His passion for Real Estate and customer service is apparent in his daily responsibilities managing a portfolio of 200 properties. From the first showing to the last day of a lease, Mike provides exceptional service to our tenants and owners.     Ashley Wood | Office Accountant

    Ashley Wood brings a wealth of accounting and payroll experience to J. Keller Properties. She has been with J Keller since 2014 and in that time whipped the accounting department into shape. Wood is a magician with a spreadsheet and a marvel on rent rolls. Her enthusiasm for improving systems and her disdain for mistakes makes her a formidable leader at J. Keller Properties.     Drew Fanelli | Realtor, Residential Property Manager

    At J. Keller Properties, customer service and satisfaction is very important to us. That’s why Drew Fanelli makes such a phenomenal Residential Property Manager. He knows what his clients want and always delivers. Fanelli has been in property management since 2006 and has the experience to get clients exactly what they need.  Drew likes to say “no two days are alike in property management.” But rest assured, he’s seen enough to make sure you are taken care of. Fanelli easily navigates listings to find the perfect location for any prospective tenants.
